This quarter brought significant progress across the Development pipeline, including new starts and key milestones on active projects.
Take a look at what’s moving into the next phase.
DEVELOPMENT QUARTERLY UPDATE
We have beautiful communities in great locations and strong leasing teams at each. The 4th quarter for us is about maintaining occupancy in many of our markets. Supply continues to absorb and we look forward to getting though winter to a strong spring leasing season. We continue to work on capitalizing new developments in a tough market but are making good progress on several deals.
We think 2026 will be a good year on all fronts for development.

The project has officially closed and construction is now underway in beautiful Sarasota, Florida. -
We continue to work toward two new development closings targeted for Q1 2026:
Tapestry Cahaba: A proposed 275-unit community along Birmingham’s Highway 280.
The Flats at Fondren: A proposed 234-unit project in the vibrant Fondren neighborhood of Jackson, Mississippi.

The sale of Velo Riverside in Dayton, KY is now official. With 265 apartment homes and a strong sense of community, Velo Riverside has been a standout project from day one. Arlington retained management of the property.
Several of our new developments are close to stabilization, and we appreciate our teams for navigating a demanding market while maintaining an excellent resident experience. -
We’re excited to announce that Wesley Strickland has joined the Development Team as our Analyst!
Wesley is already making an impact, splitting his time between construction and development, and we couldn’t be more thrilled to have him on board.
The Development Team is also excited that Andy Clark has transitioned from Regional Manager to a brand new role as Director of Asset Management.Andy is already leveraging his deep understanding of our operations and strong relationships with site teams and owners to help standardize and improve processes.
LOOKING AHEAD
We’re pleased with the overall progress across both our completed projects and those still actively under construction. The team remains optimistic as we head into the first quarter, especially as several submarkets are beginning to absorb prior inventory and fewer new deliveries are anticipated in the coming year.
