DEVELOPMENT QUARTERLY UPDATE
We have been actively pursuing new development opportunities throughout the first quarter, evaluating dozens of sites across multiple markets. While rents remain compressed in many areas—creating a challenging underwriting environment—we are beginning to see early signs of improvement in select markets and submarkets.
Our team continues to refine a more standardized market tracking program to better identify areas with strong future housing demand.

The Flats at Fondren, a thoughtfully positioned infill development in Jackson, Mississippi, has officially closed. Located near a vibrant mix of shops and restaurants, this project represents an exciting addition to our growing portfolio.

We continue to advance several new development opportunities in Memphis, Birmingham, and Charlotte.
We are targeting the closing of two of these projects in the second quarter and remain focused on moving each forward despite ongoing market challenges
Tapestry Cahaba: A proposed 275-unit community along Birmingham’s Highway 280.

Tapestry Beard Road and Velo Interlocken have officially welcomed their first residents, marking exciting milestones for both communities as leasing activity begins.
At Tapestry Lake District, we are continuing to make progress toward our leasing launch and will be sharing more details on timing in the coming weeks as we approach pre-leasing.
