PROPERTIES
QUARTERLY UPDATE

The first three quarters of this year have given us a lot to be proud of, but what stands out most to me is the way our teams continue to show up: for our residents, our partners, and one another. In July, we kicked things off with Employee Appreciation Week, and once again the response across the portfolio reminded me how much heart shows up in this company every single day. And in September, our team participated in the Best Places to Work in Multifamily program, and we’re proud to share that Arlington made the list. We appreciate the opportunity to hear directly from our employees about their experience at Arlington. One of you put it better than I could in your survey response: "Arlington makes you feel like you belong. They go above and beyond to make sure you feel like you are more than just a number. They learn your name, check in on you, and encourage you." That's it. That's the whole thing.

You'll also start to feel the strategic planning work we talked about earlier this year moving from conversation into action. Our departmental teams have restarted their regular alignment meetings, and our budget process this year is more thoughtful than ever. We have to recognize the work that Abe and Keylee have put in taking a real, property-by-property look at our portfolio. We know you will all be excited for these to come to a close this quarter.

And as we’ve continued to grow and welcome new communities, I’ve been proud of how we’ve strengthened our transitions process along the way. We want to be intentional about our growth, and the consistency our team has built this year helps us take on new opportunities while continuing to deliver the experience that makes Arlington, Arlington. As one team member put it in this year’s survey: “I really appreciate that the organization, even though it is growing, still has a personal feel to it.” That’s exactly the balance we want to preserve as we grow.

None of this happens without the people doing the work every day: leasing an apartment, completing a maintenance request, walking a resident through a tough conversation, or simply showing up for each other. Thank you for all of it. As always, I'm proud of what we're building together.

Added 438 units to the portfolio in Q3:
- The Fitzroy at Chenal (294 units), Little Rock, AR
- The Rivi (144 units), Foley, AL
Retained management of District Lofts (261 units), Jackson, MS, following its sale from Passco to new ownership.
- Occupancy: 701 South maintained a strong 98.1% occupancy while generating 68 prospects and 22 approved applications.
- Prospect to Lease Conversion: The Reserve at Woodchase achieved an impressive 68% prospect-to-lease conversion rate, with 44 prospects and 30 approved applications.
- Leasing Performance: Bermuda Estates at Ormond Beach generated 110 prospects with a 49% close rate, resulting in 54 approved applications.
- Leasing Performance: The Lively Drayton Mills generated 105 prospects with a 50% close rate, resulting in 53 approved applications.

This quarter, our Accounting team opened a new door for student talent by connecting with students at Samford University’s career fair.

The team met with students interested in accounting, learning more about their career goals while sharing what it’s like to build an accounting career within the multifamily industry. The event also helped establish a new partnership with Samford, creating a pipeline for future internship opportunities and strengthening our connection with emerging accounting talent.

It’s an exciting step toward bringing new perspectives and future talent into our Accounting team.
